Minimall Drive Area Could See Redevelopment, Sayreville Planning Board Hears
SAYREVILLE, NJ – The Sayreville Planning Board recently reviewed redevelopment options for the 12-acre stretch around Minimall Drive and Ernston Road. A study presented at the meeting recommends the area be declared “in need of redevelopment or rehabilitation.”
The designation does not involve forced removals. Current businesses can remain in place, but they may have access to new incentives to upgrade properties. The plan aims to address long-standing issues and encourage economic growth in the area.
Planner Veena M. Sawant, AICP, PP, outlined why the 17 parcels meet state redevelopment criteria. Five properties have been vacant for more than 10 years, and 13 parcels lack direct access to Route 9, creating traffic and circulation challenges.
Other concerns include cracked sidewalks, partially empty parking lots, and over 20 past code violations. Sawant noted the location also sits in a zone that supports redevelopment near transit and allows for tax incentives, including up to 30 years of abatements for redevelopment projects and five years for rehabilitation.
Residents at the meeting expressed a range of opinions. One longtime tenant said neglect by landlords should not affect tenants: “If he doesn’t maintain it, it doesn’t mean we get kicked out.”
Resident Margaret Heen supported efforts to improve the area, citing a grease-filled dumpster that attracted pests and police activity. Sawant reassured attendees that no properties are being torn down or built on at this stage.
